Q4 2012 Real Estate Sales Results in Coral Ridge

According to statistics provided by the Greater Fort Lauderdale Realtors 38 homes sold in Coral Ridge during the 4th Quarter of 2012.  Ten of the sales were distressed properties (5 short sales and 5 bank-owned).  Following is a breakdown of the sales:

■ 7 Waterfront Single Family  Homes -- Average Sales Price = $1,368,428 ($400 per square foot), Median price was $1,050,000.  One sale was a short sale.
■ 14 Single Family Non-Waterfront Homes -- Average Sales Price = $604,785 ($228 per square foot).  Two of the sales were short sales.
■ 2 Waterfront Townhomes -- Average Sales Price = $672,975 ($236 per square foot).  One sale was bank-owned
■ 8 Waterfront Condos -- Average Sales Price = $234,500 (2 short sales, 1 bank-owned)
■ 4 Non-Waterfront Condos  -- Average Sales Price = $109,081 (2 bank-owned)
■ 3 Non-Waterfront Townhomes  -- Average Sales Price = $546,500 (1 bank-owned)
