According to statistics provided by the Greater Fort Lauderdale Realtors 150 homes sold in Coral Ridge during 2012. Thirty-Six of the sales were distressed properties (18 short sales and 18 bank-owned). Following is a breakdown of the sales:
■ 34 Waterfront Single Family Homes -- Average Sales Price = $1,249,047 ($367 per square foot), Median price was $971,250 ($376 per square foot). Two sales were short sales, 2 were bank-owned.
■ 50 Single Family Non-Waterfront Homes -- Average Sales Price = $554,279 ($220 per square foot). Median Sales price was $475,000 ($222 per square foot). Eight of the sales were short sales, 4 were bank owned.
■ 7 Waterfront Townhomes -- Average Sales Price = $641,742. One sale was bank-owned
■ 32 Waterfront Condos -- Average Sales Price = $172,716 (7 short sales,6 bank-owned)
■ 9 Non-Waterfront Condos -- Average Sales Price = $118,347 (4 bank-owned)
■ 18 Non-Waterfront Townhomes -- Average Sales Price = $449,638 (1 short sale,2 bank-owned)
