		<description><![CDATA[It seems to me that the rightful owners of this private property have bent over backwards to please everybody. If you look at the plan, it is very thoughtfully laid out to provide huge green buffers between the adjacent homeowners. Any traffic generated will access the new homes from Federal Highway. It provides additional commercial opportunities along Federal Highway where it is appropriate, and it provides a public park where one currently does not exist. What more can we as the public expect? This is private property and they have a right to develop it within the guidelines set up by our City! It seems that they have followed all of the rules, and given up much of the property&#039;s potential financially in order to please the neighborhood and the citizen&#039;s of our City. If we as  the citizens wanted to keep this entire parcel of private property as green space then we should have bought the property  ourselves or put in on a referendum to spend the taxpayers money to buy it. Stop the whining and  let them move forward with what is the best plan the citizen&#039;s could ever expect to be offered while it&#039;s on the table.]]></description>

		<description><![CDATA[For the record, the American golf course property, as purchased by the current owners was not a public park. Yes, it was &quot;green space&quot; but it was operated as a &quot;for profit&quot; executive golf course with a &quot;for profit&quot; driving range. Yes, both facilities were opened to the public, if one was willing to pay the associates fees.
The proposed development plan will include a 4 acre public park, (green space) open to the public, at no fee. 
It will also include a meticulously maintained, new golf practice facility as part of the meticulously maintained existing Coral Ridge Country Club which is open to the public for those willing to join the Club and pay the associated fees.
The proposed plan will also include 37 new home sites which when built out will generate millions of dollars of much needed additional real estate tax revenue to help supplement the shrinking Broward County property tax income due to declining property values.
The best part of the plan for me is the new jobs, jobs, jobs that will result from the new construction and the aggregate revenue that will stream into various related businesses located the Coral Ridge neighborhood as a result of these 37 new  households located and doing business in Coral Ridge.
This proposed plan is a benefit to the community not a detriment.]]></description>

The limitations of zoning are what keep property owners from infringing on their neighbors and the public&#039;s best interests. And nothing to do with &quot;reselling that same land for a great profit,&quot; whatever that may mean?  Who decides if a profit is to be made and how much it should be?  In a capitalistic economic system, that&#039;s determined by the market place.  And, incidentally, the Coral Ridge Park on Bayview Drive, which you mentioned,  is  a total waste of taxpayer&#039;s money.  It has no utility, no recreation attraction, and no parking.
