General Membership Meeting Thursday April 27th @ 7 pm

Join us at the Coral Ridge Yacht Club Thursday April 27th for our General Membership meeting. The LIVE Galleria Group will be presenting the latest plan for the Galleria Mall. They are bringing the scale model. We will also discuss crime & safety in our neighborhood, plus all committees will report on their activity. The doors open at 6:30 pm and the meeting will come to order at 7 pm.

Annual Children’s Holiday Party @ George English Park 12/17/16 @ 2 pm

Join us Saturday December 17th from 2-4 pm at George English Park for our annual Children's Holiday Party.  Santa Claus will visit us!  We'll have a rock wall, dualing inflatable slides, pony rides, petting zoo and refreshments.  Don't miss this free annual event!  We are also accepting toy donations for the Children's Diagnostic Center.

Final Galleria Open House, Saturday, May 2

A reminder that the final Galleria Open House is Saturday, May 2 from 10 am to 2 pm.  If you have not been to an open house, please go.  It is important for you to go see a scale model of the project and ask whatever questions you have.  The Open House is in the Galleria Mall Community Room (the back entrance to food court behind Sbarro's Pizza). Once you have reviewed the project, please contact me or any of your Board Members to convey your concerns or support.

Galleria Project Open House: April 18, 22, and May 2

Thumbnail (144x105)The Galleria Mall has invited our neighborhood to three open houses to view a scale model of the revised Galleria Project, ask whatever questions you have regarding the Project, and individually address your concerns. A copy of the Open House Flyer is here.

The Open House is in the Galleria Mall Community Room (the back entrance to food court behind Sbarro's Pizza) on the following dates and times:

Saturday, April 18, 12:00 pm – 4:00 pm
Wednesday, April 22, 4:00 pm – 8:00 pm
Saturday, May 2, 10:00 am – 2:00 pm

The developer has been active with the Coral Ridge Association to address our concerns. We encourage you to go see the Project plan and convey your concerns or support to the development team. Once you have reviewed the project, please contact me or any of your Board Members to convey your concerns or support, so we can follow up with the developer as an Association.

Coral Ridge Association Easter Egg Hunt, Saturday, April 4

large_Easter_Egg_Hunt_Logo1Come join us at noon on Saturday, April 4, at Jack & Harriet Kaye Park (across the street from George English Park) for the Annual Coral Ridge Easter Egg Hunt. The park will be sectioned off for three separate age groups: 4 years old and younger; 5 - 7 years old; and 8 years old and up. This is a great event for the children of Coral Ridge and a great opportunity to meet your neighbors. Remember to bring your child's basket and arrive early. The hunt starts at noon sharp and the eggs get scooped up quickly! We look forward to seeing you Saturday.

Galleria Project Update – Presentation at Coral Ridge Association Meeting Cancelled

The presentation by the Galleria Mall scheduled for tonight at the Coral Ridge Association General Membership Meeting has been cancelled.  Based upon the overwhelming community response to the proposed project, I have been told that the project is unlikely to proceed in its current configuration.  Below is the statement from the Galleria Mall representative:

As I mentioned earlier, our client has spent several months over the past year developing a plan for a transformative project at the Galleria and we processed plans for this project with the City of Fort Lauderdale in September.   Since the initial presentation of the Galleria community plan, we have received a considerable amount of feedback about the plan.  We are currently evaluating all of the feedback, both positive and negative, and we are reevaluating several aspects of the Galleria plan.

At this point, it is unlikely that the Galleria plan will proceed in the current configuration and we will be considering refinements and improvements to the plan over the next few months.  Accordingly, we would like to re-schedule the presentation of the Galleria plan to the Coral Ridge Association.  We do not want to present a plan that is unlikely to proceed in the current configuration. Over the next few months, we will be working on refinements to the plan which address the issues raised over the past month- first and foremost of which is traffic.

Thank you again for the opportunity to make a presentation to the Coral Ridge Association, and we look forward to re-scheduling this presentation.

Accordingly, there will not be a presentation regarding the Galleria Mall Project tonight at our meeting.  However, the meeting will still go forward with the remainder of the agenda.

4th Quarter 2013 Real Estate Results for Coral Ridge

According to the Greater Fort Lauderdale Realtors 34 homes sold in Coral Ridge during the 4th Quarter of 2013.  Seven of the sales were distressed (either a short sale or Bank-Owned).  Following is a breakdown of the sales:

  • 8 Waterfront Single-Family Homes -- Average Sales Price =$1,175,967 ($398 per square foot).  One of the sales as a short sale.
  • 11 Single Family Non-Waterfront Homes -- Average Sales Price = $559,562 ($237 per square foot).  One of the sales was a short sale and one sale was "bank-owned". Continue reading

10 Coral Ridge Homes Sold in December 2013

According to the Greater Fort Lauderdale Realtors 10 homes sold in Coral Ridge during December 2013.  Four of the sales were distressed (either a short sale or Bank-Owned).  Following is a breakdown of the sales:

  • 2 Waterfront Single-Family Homes -- Average Sales Price =$961,368 ($410 per square foot).  One of the sales as a short sale.
  • 4 Single Family Non-Waterfront Homes -- Average Sales Price = $584,750 ($215 per square foot).  One of the sales was a short sale and one sale was "bank-owned". Continue reading
