General Meeting Thursday, October 24

calendar_October_24The Association General Meeting this month is Thursday, October 24, at 7:00 p.m. at the George English Park Community Center.  The complete agenda for the meeting is here.  The highlights of the agenda include:

  • Introduction of the Board of Governors for 2014;
  • The Neighborhood Holiday Party - Saturday, December 21, 2-4 pm at George English Park - Activities include bungee jumping, pony rides, huge double lane slide, petting zoo, Fire engine, and mounted horse patrol;

32 Coral Ridge Homes Sold in Q3, down 30% from Q3 2012

According to stats provided by the Greater Fort Lauderdale Realtors, 32 homes sold in Coral Ridge during the third quarter of 2013.  Three of the sales were distressed (Short Sale or Bank-Owned). Same Quarter in 2012 produced 46 Home Sales, a 30% decrease from last year.  Following is a breakdown of the sales for Q3, 2013:

  • 3 Waterfront Single Family Homes -- Average Sales Price = $1,161,166 ($474 per square foot)
  • 18 Single Family Non-Waterfront Homes -- Average Sales Price = $673,527 ($250 per square foot).  One sale was a short sale.
  • 2 Non-Waterfront Townhomes -- Average Sales Price = $545,675 ($186 per square foot)
  • 2 Non-Waterfront Condos --Average Sales Price = $107,500 ($148 per square foot).
  • 0 Waterfront Townhomes
  • 7 Waterfront Condos -- Average Sales Price = $194,286 ($203 per square foot).  One short sale and 1 Bank-owned.

10 Homes Sold in Coral Ridge During September 2013

According to the Greater Fort Lauderdale Realtors 10 homes sold in Coral Ridge during September 2013. None of the sales were distressed (either a short sale or Bank-Owned).  Following is a breakdown of the sales:

  • 2 Waterfront Single-Family Homes -- Average Sales Price =$936,750 ($384 per square foot)
  • 5 Single Family Non-Waterfront Homes -- Average Sales Price = $550,900 ($230 per square foot)
  • 1 Non-Waterfront Townhome -- Sales Price = $617,850 ($179 per square foot)
  • 0 Non-Waterfront Condos
  • 0 Waterfront Townhomes
  • 2 Waterfront Condos -- Average Sales Price = $185,500 ($221 per square foot)
